In the event of the below, you will not be covered:
- Repairs reported within 1 month of the agreement commence date will not be covered and will be charged / quoted under normal rates.
- User error or manual malfunction, including resetting of controls or replacing batteries
- Any adaptations, alterations or modification to standard manufacture supply. Must be in original standard setting
- Non domestic dwellings whereby the premises is not used for living accommodation. Separate cover options are available for commercial premises and businesses
- No supply caused by insufficient fund on prepayment meters
- Misleading or false information provided
- If the agreement is cancelled within 12 months or if your home is not redeemed in a fully functional state the initial service is chargeable and the agreement may be cancelled
- Faults and repairs caused by accidental or deliberate damage, neglect or misuse including pets and children
- Existing faults or those apparent at the commence of the agreement
- Repair / Replacement of parts that third party contractors have repaired/installed after the agreement is start. This included tampering or adjusted by any person other than a qualified Makesure engineer
- Boilers or Appliances not on our approved list
- Permanent repair or replacements advised by Makesure or its approved contractors, which are not carried out, resulting in further repairs required
- Required parts which are obsolete, alternative replacements will be quoted.
- Faults/Repairs caused by natural disasters or occurrences such as but not limited to weather, storms, floods etc.
- House fire damage
- Unfit or unsafe working conditions in your home
- Pest / rodent damage
- Burglary damage or intervention
- No access and aborted appointments may be chargeable or taken into account at renewal stage
- Abusive behaviour of any nature will not be tolerated
- Beyond economic repair; discounted options for replacement will be provided
- Decorative or remedial works such as boxing and painting required caused by the fault, repair, or trace
Specific Cover exclusions by area:
Boiler
- Scale & debris: damage caused by limescale, sludge or debris in the system, unless a Powerflush has been carried out by us within the last 5 years. A working system filter must be fitted and in operation to protect boiler components.
- System maintenance: topping up system pressure (e.g. after bleeding radiators) and replacing system inhibitor fluid, unless the inhibitor was removed by us during works.
- Boiler eligibility: we will not replace the boiler if it is over 7 years old or lacks an up-to-date, regular service history. Or under 10 years if installed by a Makesure contractor with annual service history.
- Central heating components: any parts, controls or components belonging to the wider central heating system rather than the boiler itself.
- Specific components: underfloor heating, smart thermostats/programmers, designer or curved radiators, room-sealed flues over 1 metre long, open/balanced flues and their terminals, and high-temperature condensate pumps.
- Pipework: the gas supply pipework running from the meter to the appliance, and any condensate pipework that is hidden, inaccessible, incorrectly insulated, or not installed to current regulations.
- Remedial works: the cost to re-inspect or repair any failures listed on your Gas Safety Certificate or Annual Service.
- Non-standard heating: showers, sanitary plumbing, hot tubs, swimming pools, solar thermal systems, air/ground source heat pumps, and any related drain-back systems.
Central Heating
- Scale & debris: damage caused by limescale, sludge or debris in the system, unless a Powerflush has been carried out by us within the last 5 years. Topping up or replacing inhibitor fluid is also excluded unless removed by us during works.
- Boiler components: any parts, controls or components belonging strictly to the boiler itself.
- System types & controls: underfloor heating systems, smart programmers/thermostats, renewables, ground, air source heat pumps, and solar thermal systems.
- Radiators: designer or curved radiators, and electrical radiator elements.
- Sanitary & luxury: showers, shower pumps, sanitaryware, and any pipework feeding luxury systems such as hot tubs or swimming pools.
- Certain cylinders: specialised tanks such as but not limited to Elson tanks and standard feed and expansion tanks in the loft areas. See the approval list document for more details.
Plumbing
- Leaks & scale: limescale or corrosion damage, and the tracing/detection of “micro-leaks” (leaks with no visible marks or water damage to pinpoint the source).
- Heating cross-over: any parts relating to the boiler or central heating, underfloor heating, and smart thermostats.
- Fixtures & fittings: designer, boiling or filtered-water taps, plus grouting, silicone sealant and rubber seals.
- Appliances & luxury: showers, shower pumps, spa baths, sanitaryware, white goods, water softeners, waste disposal units, hot tubs and swimming pools.
- Outbuildings & exterior: water meters, mains boosters, leak-detection devices, gutters and downpipes, outbuilding plumbing on a separate supply, pipework to detached outbuildings, and fountains, ponds, sprinklers, freestanding garden taps and their feed pipes.
- Regulations & freezing: frozen pipes needing defrosting, pipework not insulated or installed to regulations (e.g. not buried to the required 750mm depth), and any water supply that doesn’t serve your home.
- Main drainage: shared drains, soakaways, manholes, septic tanks/cesspits, macerators, drain descaling, high-pressure jetting or industrial machinery, and excavation directly beneath the property where there is a risk to foundations.
Drainage
- Non-emergencies & misuse: blockages that don’t cause an immediate emergency, or that are caused by flushing wet wipes, sanitary items, grease, nappies or cooking oil.
- Boundary limits: shared drains, lines managed by the water utility company, or any pipework outside your property boundary.
- External drainage: gutters, downpipes, soakaways, gullies, storm drains, manholes and inspection chambers (including covers).
- Specialist systems: septic tanks, cesspits, treatment plants, drainage pumps, macerators (e.g. Saniflo systems) and their outflows.
- Heavy machinery & limits: excavation that risks the property’s foundations, and industrial machinery use. High-pressure jetting is covered for up to 2 hours; any further jetting time is excluded.
- Civils & structural: damage caused by tree roots, subsidence, landslips, or heavy vehicle traffic.
- Maintenance: routine drain cleaning/descaling, frozen drainage pipes, and minor sink/bath/toilet blockages that fall under general plumbing rather than an emergency drainage failure.
- Luxury outflows: drainage systems for hot tubs, swimming pools, ponds or garden water features.
Electrics
- Obsolete parts no longer in production (e.g. certain MCBs, main switches, RCBOs) — we’ll make the installation safe and provide a quote for a suitable alternative rather than a like-for-like replacement.
- Faults caused by loose connections are also excluded.
- Replacement of your fuse box if we can’t source suitable parts to repair it.
- Standalone electrical appliances (white goods, cookers, ovens, extractor hoods, washing machines, fridges, microwaves), and cooker hoods or extractor fans over 15cm diameter.
- MVHR and MEV mechanical ventilation units (common in flats and apartments)
- Burglar/intruder alarms and CCTV systems; out-of-date smoke, fire or heat detectors past their typical lifespan; and detector faults caused by dust or solvent damage during redecorating or renovation where the unit hasn’t been adequately protected.
- Smart hubs, automated lighting systems, and software/Wi-Fi connectivity issues; standard consumer items such as light bulbs, fuses, transformers and LED drivers.
- Underfloor heating, electric shower units, digital/mixer showers, separate water or shower pumps, storage heaters, panel heaters, boiler controls, timers, programmers and immersion heaters (these fall under heating/boiler cover).
- Intercoms, telephone wiring, routers, data cables, satellite dishes and TV aerials.
- Solar panels and their inverters, wind turbines, heat pumps, and electric vehicle chargers.
- Full or partial property rewiring, and routine electrical safety inspections (EICR).
- Power cables between your home and any detached outbuilding, and electrics in outbuildings supplied by a separate meter; wiring or elements for hot tubs, swimming pools, saunas, electric gates, and standalone garden/driveway lighting.
- Faults up to the electricity meter (your Network Operator’s responsibility), the supply cable up to the fuse box or mains isolation switch, and power loss caused by a regional blackout or National Grid issue.
- Rubber or lead-covered cables, and faults from amateur DIY, substandard installation, or wiring knowingly installed against building regulations. Where non-compliant electrics are found to be dangerous, we’ll make them safe within the standard call-out, but charges may apply to repair or renew.
